Job Role:  Senior Building Asset Manager

Location: Flexible

Job Sector: Technical Services

Hours:  35 per week, Monday to Friday

As a Senior Building Asset Manager, you will contribute to our vision of being the favourite residential property manager, as recognised by others by:

  • Being part of the FirstPort Way – Digital Transformation Programme in gathering accurate building asset data to be used in building Asset Lifecycle Programmes and Planned Maintenance which is being delivered by the Technical Services Operational Workstream.
  • Managing the collection of building asset data through our operational teams and via external professional resources, whilst acting as the technical conduit for queries and issue resolution.
  • Analysing asset data to received determine accuracy and completeness of supplied information, before transferring to the Data Migration team to upload to the new Planned & Reactive Maintenance system (Planon).
  • Building PPM plans and workorders to the correct technical maintenance standards, compliance requirements and customer specific requests.

This role reports to the Technical Manager – Lifts & Mechanical Systems.

About You

Though not a pure technical role, you are technically minded and able to articulate the physical assets found within residential properties. A technical qualification or technical role experience would be of significant advantage e.g. HNC, HND, QS, Surveying

You have experience of managing people, priorities and work flow through a team of skilled managers and able to work with large volumes of data in a methodical manner.

As you have an inquisitive nature, you can recognise where asset data may be missing or incorrect and strive to maximise the data accuracy obtained.

You also have a drive to learn more about building assets, their function and expand knowledge by conversing with SME’s and utilising the expertise around them.

You should be familiar with CAFM systems ain experience in working in ‘Planon’ of particular advantage.

Main Responsibilities

  • Supervise, mentor and operationally manage the Building Asset Management team with up to 3 direct reports on a day to day basis.
  • Be responsible for regularly attending meetings with stakeholders across the business to provide, updates, information and reports to support business objectives.
  • Closely liaise with the Planning and Compliance team in developing the Planned Preventative Maintenance (PPM) plans to SFG20 standard or others as applicable.
  • Development of risk-based lifecycle replacement plans and recommendations.
  • Contribute and develop best-in-class systems and process for Asset Management in alignment with ISO55001 Asset Management Quality Standard.
  • Act as a conduit for technical questions from all sources regarding asset data and processes, referring to Technical Managers and Subject Matter Experts (SME’s) where appropriate to ensure accurate resolution.
  • Working with the mobilisation and demobilisation team to support the onboarding and divestment of new/old and schemes and company acquisitions, from a Technical Planon perspective.
  • Interrogate and query data submissions from operational teams to ensure the correct level of asst data is collected.
  • Identify information gaps in the data submitted and using deduction identify the potential existence of additional assets and their corresponding systems.
  • Align activities and projects to both inter-departmental & wider business strategic direction.
  • This role requires significant competent use of ZOOM & TEAM’s platforms to communicate with Managers at all grades within the business on a very regular basis.
